Placemark prepared the neighbourhood + urban design concepts and development layouts for later phases, responding to evolving market conditions through a transition to townhomes and central park amenities.
Having previously completed the Royal Bay Area Plan and the design for the community’s highly successful Meadow Neighbourhood, the Placemark team was engaged to lead the Planning and Design for Royal Bay’s newest neighbourhood of Latoria South.
Building on the Royal Bay vision, the Latoria South Sub Area Plan was adopted into Colwood’s OCP in 2020 to guide a mix of homes, parks, and local retail. Placemark prepared the neighbourhood + urban design concepts and development layouts for later phases, responding to evolving market conditions through a transition to townhomes, central park amenities, and enhanced active transportation networks. Working with the former quarry lands, Placemark also completed preliminary grading analysis to ensure layout feasibility and minimize earthworks.
Placemark continues to support PATH Development’s in realizing the vision of Royal Bay as a vibrant and walkable neighbourhood, structured around parks, trails and community facilities.
